Crosspoint has spent 37 years building the local relationships and market knowledge that produce off-market deal flow. We are highly selective, reviewing a large volume of opportunities before committing capital to the few that meet our standards. Our focus is on retail and mixed-use assets where we have a clear path to value creation through operational improvement, re-leasing, or repositioning, not on deals that simply pencil on paper.

Our Philosophy

Building what the market needs, not what it already has

Crosspoint has delivered ground-up development and full-scale redevelopment across New England. We work directly with municipalities, architects, and community stakeholders at every stage. Our approach to entitlements is collaborative rather than adversarial, which is why we have been able to build in markets that have defeated less patient developers. Every project we undertake is expected to leave the asset, the tenancy, and the surrounding community in better shape than we found it. That is not a slogan. It is the standard we hold ourselves to.

Construction

Built in-house, from foundation to finish

Crosspoint maintains in-house construction capabilities that cover the full scope of our development activity, from tenant buildouts and capital improvements to full-scale ground-up development. Having our own team at the table means decisions get made faster, budgets stay tighter, and the quality of execution reflects our standards rather than a third party’s. Whether we are delivering a new pad site or overseeing a complete property renovation, the same team that underwrote the deal is managing the build.

Leasing

The right tenants in the right combination

Tenant selection is where a good location either becomes a great property or a mediocre one. Our leasing team has spent decades building direct relationships with the national, regional, and local operators who drive traffic, hold up through economic cycles, and take pride in the environments they occupy. We curate tenant mixes with a long view, and we are deliberate about which deals we do and which ones we pass on.

Asset Management

Protecting and growing what we own

Our asset management team takes a proactive approach to every property in the portfolio. We monitor leasing pipelines, manage capital allocation, oversee refinancing timing, and work through renewals well ahead of expiration. We report to our partners with transparency and operate with the same rigor we apply at underwriting. Value creation is the objective from day one, not an afterthought at disposition.

Property Management

Operated like we own it. Because we do.

Our properties are managed directly by our team, not delegated to third parties. That means our people are on the ground handling tenant relationships, maintenance coordination, capital project oversight, and CAM administration at every asset we own. The quality of a property’s day-to-day operations has a direct effect on its value and on what tenants think of us. We take that seriously.
